A 12-year-old boy DJ Walters spies on his elderly neighbor Mr. Nebbercracker who confiscates any item landing in his yard. DJ's parents Mr. and Mrs. Walters leave town for the weekend for a dentist convention and leaving him in the care of Zee. DJ's friend Chowder loses his basketball on Mr. Nebbercracker's lawn.

The rumor around town is that Nebbercracker killed and ate his wife. An avid video gamer plays the violent Thou Art Dead, which features axe-wielding avatars, a fountain of blood and a mocking skeleton with blazing red eyes. DJ tells Mr. Nebbercracker it is time to let the house go, but it overhears.

They learn that the house is a Domus Mactabilis (Deadly Home in Latin) a supernatural being created when a human soul merges with structures. They assumed the house is inhabited by Mr. Nebbercracker's soul. The only way to kill the house is to destroy its heart which it's source of life. They conclude that the heart must be the fireplace as DJ realises that the chimney has been smoking since Mr. Nebbercracker died.

In this film, 3 pre-teens (DJ Walters, Chowder and Jenny Bennett) discovered that an old man's house is really a living breathing monster. Bones tells Zee a story about how Nebbercracker stole his kite when he was 10. Bones is the former boyfriend of Zee and a tertiary antagonist from the 2006 horror film, Monster House. At the end of the film, Bones emerges from the remains of the house with his kite, and reunites with Zee, who has since started Reginald Skullinski, AKA "Skull", finding him to be more respectful. After not being believed by Zee, Jenny's mother and the police about Nebbercracker's house being a monster, Chowder, DJ, and Jenny go to Reginald "Skull" Skullinski for answers. After being told about him by DJ and Chowder, Jenny proposes to him; DJ and Chowder tell her that it's not a good idea to disturb Skull when he's in the Game Zone.

For the most part adults in the film are either absent, incompetent or nasty, giving tweens little incentive to rely on them when trouble arises. Despite the clownishness of several characters, this nasty little nightmare-inducer maintains a dark, occult edge and follows the typical horror-movie template. Those moments are joined by scenes of ferocious conflict and intense peril. Bones is lured into the house to retrieve a kite taken from him as a boy—bait snatched away again as the house consumes him.

The film features the voices of Mitchel Musso, Sam Lerner, Spencer Locke, Steve Buscemi, Maggie Gyllenhaal, Kevin James, Nick Cannon, Jason Lee, Fred Willard, Jon Heder, Catherine O'Hara, and Kathleen Turner. However, Bones didn't care and walked away, althrough Zee ended up calling for him, implying it may of been just a test to see how he'd react. The house—having pulled itself from its foundation—chases the children, who fight back with construction equipment. The plot centers around three children who discover that a house in the neighborhood has become possessed by a ghost, turning the building into a living, breathing, scary monster.

Men are seized by a violent tree and the dreaded tongue-carpet and “eaten” by the house. Jenny nearly becomes a victim when the front walk comes to life. [Spoiler Warning] Not actually dead, Nebbercracker returns and acts nobly alongside the kids. He also explains that his years of hostile warnings to children were meant to protect them.

After the ambulance leaves, Chowder heads home and DJ's babysitter Elizabeth arrives but DJ is not that excited seeing her even when she tries getting his attention about an smbulamce she saw. Just DJ is gone upstairs, Zee puts a tape cassette in the radio and plays her loud music at full volume, then calls her friends over when she's not supposed to. DJ slams the door to his room and goes to bed when he starts having a nightmare. That night, DJ receives phone calls from Mr. Nebbercracker's house with no one on the other end. Zee's boyfriend Bones scared DJ from behind while wearing Chowder's Halloween mask & takes it off. After Zee and Bones left downstairs, DJ called Chowder and told him to meet him at the Danger Zone.

Bones slightly rips DJ's bunny doll to tease him further, inducing Zee to make him knock it off. Irritated by the phone from Chowder's parents, Zee goes for them just as they barely escaped from the house's third attack. Without thinking twice, she goes for the house but is stopped by DJ who claims he's going through puberty when asked why he's acting so oddly. She still stops going, but mainly cause she's too weirded out. So she decided to leave the kids to their business to go find Bones and later on during the movie’s end credits, She convinced Skull to pretend to be her boyfriend so Bones would get jealous and care more for her. However, Bones apathetically replied "whatever" and simply walked away not seeming to even care.

Zee and Bones have been boyfriend and girlfriend for quite some time. However, Zee doesn't approve of Bones' disrespectful and rough demeanor. This ultimately leads to her dumping him and dating Skull instead. Bones makes a few brief appearances only in the Nintendo DS version of the game, as he searches the house for his kite.
